    Inventory and schedule of condition report
    Goingroundthehouses.com will compile a precise and extremely detailed schedule of condition report itemising and describing the entire contents, fixtures, fittings and decorative order of the interior of your property.

    The inventory will include every item in the property, with a description and comments on any deficiencies/dilapidation or damages and in certain cases the inventory provider will check the working order of items. The inventory provider will check that the user manuals of all appliances supplied at the property are in the property or are made available to the tenant. The inventory schedule of condition report includes utility meter readings taken on the day of the inventory report.

    The accuracy of the inventory is agreed and signed by all parties and on signing becomes a binding document.

    High resolution digital images are provided ensuring a visual record of the state of the condition of the interior of the property. A unique log in feature to our website allows a client to access an inventory report within 24 hours of goingroundthehouses.com attending the property. This interactive tool allows a client round the clock access to his inventory schedule of condition and other reports.

    Check In
    The check-in is conducted immediately prior to the commencement of a tenancy. The aim and purpose of the check-in procedure is to ensure that the inventory accurately describes the state of condition of all contents, fixtures, fittings and furnishings and that the parties to the agreement are happy with the report findings and have an opportunity to ask any questions they may have.

    If possible certain items are tested for power, utility meter readings are verified and signed for and keys are assigned to tenants and noted.

    Both parties are allowed to be present and any handwritten notes or amendments can be added to the inventory before a table detailing the overall schedule of condition of the property is produced and the declaration signed.

    A unique log in feature will be allocated to all parties to the tenancy so as they can access the check in report interactively on the goingroundthehouses.com website.

    Check Out
    This report is conducted immediately after tenant vacation of the property and ensures that an accurate end-of-tenancy comparison is made with the original inventory that was compiled.

    All items are checked and digitally rephotographed and any damaged/dilapidated/missing items are documented and listed

    Where possible, items are tested for power and the appliance manuals are checked off as present, the utility meter readings and details of keys/fobs to be handed back are noted and a forwarding address obtained..

    Simultaneous inventory and check in
    A detailed inventory schedule of condition report of the entire interior of your property is compiled simultaneously whilst checking in the tenants at the same time.

    Goingroundthehouses.com will compile a precise and extremely detailed schedule of condition report itemising and describing the entire contents, fixtures, fittings and decorative order of the interior of your property.

    The inventory will include every item in the property, with a description and comments on any deficiencies/dilapidation or damages and in certain cases the inventory provider will check the working order of items.

    Once the inventory has been compiled and completed all representative parties will be taken through the property in order to confirm the schedule of condition reports contents and agree them.

    Certain Items are tested for power, and appliance manuals are checked as present or the inventory provider will ensure that they are made available to the tenant.

    The tenant is shown where the utility meters are located, utility meter readings are taken, agreed by the parties and signed for.

    All Keys/fobs required for the property are handed over to the tenant, noted and signed for.

    Both parties are entitled to suggest any comments or amendments they wish to be included in the report before an overall schedule of condition report table is initialled and the declaration signed. Once signed the document becomes legally binding on the parties.

    Interim Inspections
    A tenanted property is visited during the tenancy and the inventory provider compiles a detailed report noting any areas which require attention like cleaning or maintenance.

    The property is digitally re-photographed to compile a visual record of how well the property is being looked after by the tenants and to refer any issues to the landlord that may require attention like cleaning or maintenance.
